What would you suggest if you only post a front of house photo but are worried about potential buyers looking up old pics online? I wanted to have it listed before the Fourth of July to allow families with school aged children a chance to see. We won’t have pics until the 8 and go live the 11th, open house the 13. I’m worked that buyers will see old photos and not give the home a chance when it goes live. Hope this makes sense and thank you for your time!

LMAO, what kind of fairytale land do you live in whereas a foreclosure is wrapped up in less than 6 or even 3 months? There are a number of legal processes with the court throughout a foreclosure that take a minimum of 7 months, and the homeowner can also legally occupy the home during that time or even pay off what's backowed to the bank and reset the mortgage out of foreclosure, or just sell the house like any other seller who's not in foreclosure.

I don't know how you can leave the home if you I mean you can stay away as far away in the home from the appraisal you have to move them from one area to a different area it's because you can't keep them you know I mean we have a guard dog and we can't trade a dog that's 50 lb is 50 lbs you can't create them so anyway they are this is a guard dog and plus I have a hunting dog that's even bigger than that so I put them in the room and then whenever he's ready to do that it's really simple

The part that you didn't mention is that a random stranger will come into your house, take pictures and share them with God knows who. It's a complete invasion of privacy. I have no idea why they tell people not to clean their houses. It's like they are setting people up to be humiliated.

Just came in 2nd place on an offer but apparently we were blown out of the water so I feel less badly. Of course there’s a naive part of me wondering if there is any chance it will fall through. We are next in line out of 5 other offers that were on the table. Do you ever see cash offers fall through or is it incredible unlikely?

What if they don’t know how something works, when in fact it does? And they list it as non operable? Also, is it a good idea to leave out receipts of work done to the home prior to inspections? For example, roofing, well/water pumps, septic cleaning, chimney cleaning? Thank you!!!

Yes Samantha, I got one of those "love letters". My parents had recently passed away and their house wasn't even on the market. I found a letter in their mailbox from someone I had never heard of or met before. At first, I thought it was a letter of condolence. Nope, it was two pages of narcissistic dribble written with the sentiment and literary talent of an 8 year old. It was filled with nothing but fantasy and entitlement about the wonderful life she and her family would have living in my dead parents' home. No offer attached either. Mind you, she did mention she heard about my loss but failed to mention any fond memories of my parents nor did she offer any sympathies toward our family. At the time, I was incredibly overwhelmed and grief stricken. Her vision of my parents' house as her idealized "dream home" made me sick . Of course she followed up on a number of occasions by knocking on the door with kids in tow. I wanted nothing to do with her or her family. When the house did go on the market, we took the best offer, which wasn't hers. I'm glad my realtor dealt with her and not me.

I grew up in Menlo Park Terrace. Most of the development was built in 1954, homes went on sale in 1955. The price of these homes was $14,000. If the buyer was a military veteran, the deposit for purchase was only $5.00. The homes on Janci Ct. were built much later than1963 (eight years after...........). I moved to Mass. in December of 1968. At that time there were no Janci Ct. or Reilly Ct. Many of the original Menlo Park homes have been remodeled or upgraded giving the neighborhood a somewhat different feel. Playground on Wall St? There once was a Little League ball field over there...................

Taxes and property value here really sucks. And this is for 16 years. And honestly, I don't see the value of the services for the money. We only have a primary school. The town rents the service of middle and high school. We also got a small shopping center and a new township building. Other than that, I don't see it. The community has grown in size, meaning there are so many families paying taxes, but there is very little improvements.

Sorry correction on your first definition. Short sell is usually because the homeowner can no longer Service the mortgage payments . Having negative equity like -$30,000 does not automatically mean the bank will pressure you to sell. Bank might allow Homeowners to continue with mortgage payments as the market might recover in 6 months and home home valuation might go up again.

I'm originally from Jersey. Prices are ridiculous. Really. Many people are leaving the state and don't regret it.

Hi , what happens to the home equity, in short sale or foreclosure?

DO NOT go with American Home Shield!!!! Not sure about other home warranty companies but AHS is a horrible company that needs to go bankrupt!!! I had Shield Platinum plan with AHS when my HVAC went out in July in northern VA. The fan motor was the problem. AHS first lied about supply chain issue over not being able to fix the motor. I caught their lie when I called the servicing contractor and they informed me that AHS didn’t even order the parts. When I confronted AHS after suffering in over 90 temperature for three weeks, they said their parts order department was backlogged and it will take them a few more days to order. I requested a cash out offer for me to replace the motor myself. Although customer service promised the offer paperwork in a few says, it took them another week to send me the offer which was half the estimated cost. I declined the offer and requested to AHS continue with the process of ordering the parts. This is when my nightmare really started. Although the customer service person promised this will not happen, if you request a cash out offer they you push you to the end of the line for parts order and fix. They promised this will not happen until I accept the offer. When I declined the offer and asked about the status of the parts, the operator told me that they cancelled the order and it will take them a few more weeks to order the parts!!!!! The madness doesn’t stop there. Not wanting to suffer more, I decided to accept the original cash offer. The customer service again promised me that since they already had the cash out calculation, I will receive the offer in24 hours. Lol Fat chance.. Not wanting to suffer more, I had the fan motor fixed myself. A few days after customer service informed me it will take them a few more weeks to order the parts and I requested the cash out offer the second time, I got a call from the original servicing contractor saying they received the parts from AHS…. I informed the contractor that I fixed the issue myself and was waiting for the cash out offer from AHS. AHS even tried to charge me restocking fee for the parts. The only thing that held AHS to their side of the deal was because I started recording my conversation with AHS and threatened them with going online before they finally settled. Bottom line, It took me over three months to get the cash out offer. Do NOT go with American Home Shield.
